Carpet, Built-Up & Super Built-Up: What Do Different Types of Property Area Mean?

Buying a house introduces you to a lot of jargon that otherwise is not known by everyone. Some of these might confuse you. When it comes to measuring the house area, three commonly used terminologies are Carpet Area, Built-Up Area, and Super Built-Up Area. These are considered even when you go applying for a home loan. Here are the meanings of the three jargon and the formulas to calculate them.

  1. Carpet Area: As per Real Estate (Regulation and Development) Act, 2016, the carpet area is simply the net usable floor area. It excludes the area covered by the exclusive balcony, verandah area, open terrace area, external walls, service shafts; however, it includes the area covered by the internal partition walls. Simply put, the area available to you for laying your carpet is the carpet area. The carpet area is usually 70% of the built-up area.
  2. Built-up Area: Built-up area is the carpet area and any space covered by the walls. It also includes the unusable areas in the flats like balconies, flower beds, terraces, etc. Therefore, apart from the carpet area, the built-up area will include walls, balconies, and other unusable areas within the flat and ducts.
  3. Super Built-up Area: Super built-up area is the built-up area plus the common areas shared by the entire building. It includes lift, stairs, lobbies, etc. If the society includes a garden, clubhouse, gymnasium, and pools, they are also considered for the super built-up area. Usually, the builders add a loading factor in the carpet area to calculate the super built-up area. The loading factor is anywhere between 15%-50% of the carpet area.

Formulas

The formulas to calculate the above areas are as follows:

  • Carpet Area: Net Usable Floor Area Or, 70% of the Built-up area
  • Built-Up Area: Carpet Area + Area of walls + Unusable areas (flower beds, balconies, ducts, etc.)
  • Super Built-up Area: Built Up Area + Common/Shared Areas Or, Carpet Area*(1+Loading Factor)

Outlook

As per the RERA, builders are mandatorily required to disclose the exact carpet area to the customers. This is so that the customer knows what size they are paying for. Usually, the super built-up area is marketed as it is the highest number compared to carpet and built-up area. However, the homebuyers should consider the loading factor as the higher the loading factor, the lesser the carpet area you get to use. Suppose there are two situations where the super built-up area offered is 1500 sq. ft.

  • Situation 1: Loading is 20%. Therefore, the carpet area will be 1500/(1+0.20) = 1250 sq. ft.
  • Situation 2: Loading is 40%. Therefore, the carpet area will be 1500/(1+0.40) = 1071.43 sq. ft.

This is how the carpet area gradually decreases with increasing loading factor.
